# What to Look for in a Listing Agent's Marketing Plan

by [Tara Lezama](https://www.thebbgrouprealtors.com/coldwell-banker-vanguard-realty-blog/author/tara-lezama) | Sep 29, 2026

A few months ago, a seller told me about a conversation she'd had with another agent before she called me. She asked him a simple question: "What's your marketing plan for my house?" His answer was one sentence. "We'll put it on the MLS and put a sign in the yard." That was it. No mention of photography, no mention of where the listing would actually be seen, no mention of what happens after the first two weekends come and go without an offer.

That's not a marketing plan. That's the bare minimum required to legally list a house for sale, and in a market where buyers are scrolling past dozens of listings a day on their phones before they ever click into one, the bare minimum is exactly what leaves money on the table.

Here's the thing sellers in Jacksonville don't always realize: two agents can list an identical house, at the identical price, in the identical neighborhood, and get very different results based on nothing but how the property was marketed. Not because one agent is more talented than the other, but because one of them actually has a plan and the other is hoping the MLS does the work for them.

If you're getting ready to sell, you shouldn't have to guess what "marketing" means to the agent you're interviewing. You should be able to ask for specifics and get specifics back. Here's what a real listing agent marketing plan actually includes, and how to tell the difference between an agent who has one and an agent who's improvising.

## What a Real Listing Agent Marketing Plan Actually Includes

A marketing plan should be something your agent can describe to you in detail before you ever sign a listing agreement, not something they figure out after the sign goes in the yard. At minimum, it should cover five things: professional photography and video, a pricing and positioning strategy, a digital distribution plan, a plan for physical marketing and showings, and a communication schedule so you know what's happening and when.

### Professional Photography, Not Phone Photos

This is the single biggest gap I see between a real marketing plan and a "list it and hope" approach. Buyers form their first impression of your home from photos, before they ever request a showing. If those photos are dim, crooked, or taken on someone's phone between other appointments, you've lost a portion of your buyer pool before your home is even seen in person.

### A Pricing Strategy Tied to Real Data

Marketing and pricing aren't separate conversations. An agent's marketing plan should explain how the listing price was set, what comparable homes in your specific neighborhood have actually closed for, and how that price will be positioned against what's currently competing for the same buyers.

### A Written Timeline

Ask for a rough timeline: when photos happen, when the listing goes live, when the open house is scheduled, and when your agent plans to check in with you if the home hasn't gone under contract. A plan with no dates attached to it isn't really a plan.

### A Targeted Digital Advertising Component

Beyond simply posting your listing where buyers can find it if they happen to look, a real plan includes some form of targeted promotion, paid social reach, boosted posts, or digital ads aimed specifically at people searching in your price point and area. The goal is to put your home in front of buyers who are actively looking, not just people scrolling for entertainment.

Ask your agent directly: "Beyond the MLS, how will you make sure buyers who are actively searching in my neighborhood actually see this listing?" If the answer is "the MLS takes care of that," push further. It doesn't, not on its own.

## How Photography and Video Change How Fast a Home Sells

Most buyers today start their search online, often on their phone, often late at night. Before they ever contact an agent, they've already ruled out a long list of homes based on the photos alone. A listing with flat, poorly lit, or incomplete photos gets scrolled past. A listing with clean, well-lit, wide-angle photography holds their attention long enough for them to actually read the description and imagine living there.

### Video and Walkthrough Tours

A video walkthrough or 3D tour does something photos alone can't: it lets an out-of-town buyer, a relocating military family, or someone juggling a busy schedule get a real feel for the flow of the home before they commit to a showing. For Jacksonville specifically, where we see a steady stream of PCS moves and relocation buyers who are house-hunting from another state, this isn't a nice extra. It's often how a buyer decides whether your home makes their must-see list at all.

### Aerial and Neighborhood Context

For homes on larger lots, waterfront or near-waterfront properties, or homes where the neighborhood itself is part of the sales pitch, drone photography and neighborhood context shots help a buyer understand what they're really getting, not just the four walls.

### Twilight and Detail Shots

A twilight exterior shot, taken at dusk with the interior lights on, tends to stop the scroll in a way a daytime front-of-house photo doesn't. It's a small detail, but it's the kind of thing that separates a listing that was thought through from one that was rushed to get live before the weekend. The same goes for detail shots of features that actually sell the home, an updated kitchen, a primary suite, a backyard built for entertaining, rather than a generic shot of every room in sequence.

## Where Your Listing Should Actually Be Advertised

The MLS is the foundation, not the finish line. Once your home is entered into the MLS, it syndicates out to major consumer sites, but that syndication alone isn't a marketing strategy, it's a data feed. A real plan goes further.

### Targeted Social Media Promotion

Your listing should be actively promoted, not just posted once and forgotten. That means content built specifically around your home, not a generic template, shared in a way that reaches people actually looking in your price range and area.

### Email Distribution to an Existing Buyer and Agent Network

An agent who's been working in Jacksonville for years has a list: past clients, other agents with active buyers, people who've reached out about similar homes before. Your listing should go out to that network directly, not just wait to be found.

### A Dedicated Listing Presence

Beyond the MLS feed, your home should have its own space online, whether that's a dedicated page, a property website, or featured placement, something that gives serious buyers more than a thumbnail and a stock description to work with.

### A Description Written to Actually Sell the Home

The written description matters more than sellers often expect. A listing description should lead with what makes the home genuinely stand out, not just list room counts and square footage in the same order every time. If your home backs up to a preserve, if the kitchen was renovated last year, if the neighborhood has a top-rated school zoned to it, that should be the first thing a buyer reads, not buried in paragraph three.

## Print, Signage, and Open Houses: Do They Still Matter?

Digital marketing does most of the heavy lifting today, but that doesn't mean the physical side of marketing your home is optional. A well-placed yard sign still generates calls, especially in walkable or drive-through neighborhoods where people notice a new listing. Open houses still matter too, not just to attract a buyer walking through the door that weekend, but because they generate visibility, feedback, and sometimes a neighbor who mentions it to a friend who's been looking.

### Staging Consultation

Whether it's a full professional staging or a walkthrough with recommendations on decluttering, furniture placement, and small repairs, this step directly affects how your home photographs and how it feels in person. It should be part of the conversation before photos are ever scheduled, not an afterthought.

## How to Vet an Agent's Marketing Plan Before You Sign

The best time to evaluate a marketing plan is before you're locked into a listing agreement, not after your home has been sitting for six weeks. Ask the agent to walk you through exactly what happens between the day you sign and the day photos are taken, and exactly where your listing will appear once it's live. If the answers are vague, that's your answer.

### Ask to See Examples

A good agent should be able to show you photos, video, or marketing materials from recent listings, not just describe them in the abstract. If they can't produce examples, they may not actually be doing what they're describing.

### Ask Who Pays for What

Get clarity up front on what marketing costs are covered by the agent or brokerage and what, if anything, falls to you. This should never be a surprise after the fact.

### Ask What Happens If the Home Doesn't Sell Quickly

Every home is different, and even a strong marketing plan doesn't guarantee a fast sale in every market condition. What matters is whether your agent has a plan for what happens next: revisiting the price, refreshing the photos, gathering feedback from the showings that didn't turn into offers, and adjusting the approach instead of just waiting and hoping the next weekend is different.

### Ask How They'll Keep You Informed

A marketing plan isn't just about what happens before the listing goes live, it's about staying in the loop while it's active. Ask how often you'll hear from your agent, what kind of feedback you'll get from showings, and whether that includes actual buyer and agent comments or just a generic "no feedback yet." Sellers who feel out of the loop during a listing period are often working with an agent whose plan stopped the moment the sign went in the yard.

## Bare-Minimum Marketing vs. a Full Marketing Plan

To make this concrete, here's what the difference typically looks like in practice. Neither column represents every agent exactly, but it's a fair picture of what "minimum effort" and "full plan" usually include.

| Marketing Element | Bare-Minimum Approach | Full Marketing Plan |
| --- | --- | --- |
| Photography | Phone photos, no editing | Professional wide-angle photography, edited and color-corrected |
| Video / Tours | None | Walkthrough video and/or 3D tour |
| Online Presence | MLS syndication only | MLS syndication plus dedicated listing promotion and targeted digital reach |
| Network Distribution | None | Direct outreach to past clients, agent network, and interested buyers |
| Staging Guidance | None | Consultation before photos, with specific recommendations |
| Communication | Only when there's an offer | Scheduled check-ins with feedback from showings and market activity |

## Frequently Asked Questions

### What should a realtor's marketing plan include?

At minimum, it should include professional photography, a written pricing strategy based on real comparable sales, a plan for where your listing will be promoted beyond the MLS, staging guidance, and a clear timeline with regular communication built in. If an agent can't describe these pieces specifically before you sign, ask them to.

### Do I have to pay extra for marketing, or is it included in the commission?

This varies by agent and brokerage. Some marketing costs, like professional photography or staging consultations, are typically covered as part of the listing service, while others may be itemized separately. Ask directly what's included before you sign so there are no surprises.

### How do I know if my agent actually followed through on the marketing plan they pitched me?

Ask to see the finished photos, check that the listing is live and syndicating properly to major sites, and ask for a summary of where else it's being promoted. A responsive agent should be able to show you this without hesitation.

### Does home staging really help a house sell faster?

Staging, even at the level of decluttering and rearranging what you already own, helps buyers picture themselves in the space and generally improves how a home photographs, which matters because photos are often a buyer's first filter. It's a worthwhile step to discuss with your agent before photography is scheduled.

### Should I ask to see examples of an agent's past marketing before hiring them?

Yes. Any agent who's actually doing this work should be able to show you real photos, video, or listing pages from recent sales, not just describe their approach in general terms.
