# What Does It Take to Sell Your Home in San Marco Right Now?

by [Tara Lezama](https://www.thebbgrouprealtors.com/coldwell-banker-vanguard-realty-blog/author/tara-lezama) | Sep 18, 2026

**If you're thinking about selling in San Marco, the short answer is this: your home's proximity to San Marco Square, its historic character, and how honestly you present the condition of its major systems will do more to shape buyer interest than almost anything else. Buyers here are drawn to walkability and architectural charm, but they also want confidence that the house behind that charm has been well cared for. Get the presentation and the documentation right, and you're in a strong position.**

I'm Tara Lezama, a REALTOR® with The BB Group Realtors at Coldwell Banker Vanguard Realty, and I work alongside my colleague Nakiya Binder serving Jacksonville and Northeast Florida. I'm also a Licensed Mortgage Loan Originator with Texana Bank Mortgage, so I look at every listing from both sides of the transaction: what makes a buyer fall in love with a home, and what makes their financing come together smoothly. San Marco is one of the neighborhoods I get asked about most, and I want to walk you through what actually matters if you're getting ready to sell here.

## What makes San Marco different from other Jacksonville neighborhoods?

San Marco stands apart because it combines a walkable, historic commercial district with tree-lined residential streets just minutes from Downtown Jacksonville and the St. Johns River. That combination is rare in this market, and it's exactly what draws a certain kind of buyer to the area again and again.

San Marco Square sits at the heart of the neighborhood, and it functions the way a true urban village square should: shops, restaurants, and the historic San Marco Theatre are all within walking distance of the surrounding homes. The architecture throughout the neighborhood leans heavily Mediterranean Revival, with plenty of other early-20th-century styles mixed in, giving the streets a cohesive, storybook feel that's hard to find elsewhere in Jacksonville. Add in mature oak canopies, sidewalks that actually get used, and a short drive or bike ride to the river and downtown, and you understand why people who find San Marco tend to want to stay in San Marco.

### Who tends to buy here?

In my experience, San Marco attracts buyers who are specifically looking for character and walkability together, not just one or the other. Some are drawn to the historic single-family homes with their original architectural details. Others are more interested in the newer infill construction or condo developments that have filled in around the historic core, giving buyers a modern floor plan without giving up the neighborhood's location and atmosphere. Either way, most buyers I talk to about San Marco mention the Square, the theatre, and the ability to walk to dinner as reasons they're interested in the first place.

## How does proximity to San Marco Square affect buyer interest?

The closer a home sits to San Marco Square, generally speaking, the more that walkability factor shapes a buyer's decision. Buyers who prioritize an urban-village lifestyle are often willing to trade off yard size or a larger floor plan for the ability to walk to shops, restaurants, and the theatre.

When I'm helping a seller prepare their listing, I always make sure we're telling that story clearly: how many minutes is the walk to the Square, what's nearby, what does a typical evening look like if you live here. For homes a bit further from the core, the story shifts slightly toward the quieter, tree-lined residential streets and the overall character of the neighborhood, which still carries plenty of appeal on its own. Either way, location within San Marco is something to lean into in your marketing, not something to leave for a buyer to discover on their own.

## How should I present a historic home's character without hiding its age?

The right approach is to highlight the architectural details that make your home special while being upfront about the age and condition of major systems like the roof, HVAC, plumbing, and electrical. Buyers in San Marco are often specifically looking for historic charm, so that charm is an asset. But they also do their homework, and an inspection will surface system age regardless of how the listing is written.

I encourage sellers to think of it as two separate conversations happening at once. The first is about the home's character: original moldings, archways, built-ins, hardwood floors, a Mediterranean Revival roofline, mature landscaping. Those are the things that make a buyer emotionally connect with a historic property, and your listing photos and description should give them room to breathe. The second conversation is about the mechanicals, and it should be handled with complete transparency. When was the roof last replaced or repaired? Has the electrical panel been updated? Is the plumbing original, or has it been re-piped? Is the HVAC system original to a past renovation or more recent? Buyers respect straightforward answers to these questions far more than they respect a listing that avoids them, and transparency upfront tends to prevent surprises and renegotiations later in the process.

### What kind of staging works best on a walkable, close-set urban lot?

On the smaller, closer-set lots common in walkable urban neighborhoods like San Marco, curb appeal and the sense of a well-defined outdoor space matter more than square footage alone. A few things I generally recommend to sellers here: keep the front entry clean and inviting since it's often the first thing a buyer sees while walking or driving through, make sure any front porch or stoop feels like a usable extension of the home, and pay attention to how the property reads from the sidewalk since so many San Marco buyers actually experience the neighborhood on foot before they ever schedule a showing. Inside, given that historic homes often have more defined, separated rooms rather than open concept layouts, staging that clarifies the purpose of each room helps buyers picture how they'd actually use the space.

## What should I have ready before listing my home?

The most important thing you can do before listing is gather documentation for any renovations, repairs, or permits on the home. This matters everywhere, but it carries extra weight in a historic neighborhood where buyers are already paying close attention to the balance between original character and updated systems.

If you've replaced the roof, updated electrical, re-piped plumbing, added an addition, or done any permitted work, pull together the permits, receipts, and any warranty information you still have. If you don't have full documentation on something, it's still better to say so plainly than to leave a gap for a buyer's inspector to find and question later. I also recommend thinking through your home's story: what drew you to it, what you've maintained, what a new owner should know about living in it day to day. That story, paired with solid documentation, tends to build the kind of buyer confidence that keeps a transaction moving smoothly toward closing.

| Feature | Why It Matters to Buyers |
| --- | --- |
| Proximity to San Marco Square | Buyers weighing walkability to shops, restaurants, and the historic theatre often prioritize how close a home sits to the Square. |
| Original architectural details | Mediterranean Revival and early-20th-century features are a core part of San Marco's appeal and can set a listing apart. |
| Documented system updates (roof, HVAC, plumbing, electrical) | Clear records reassure buyers that historic charm hasn't come at the expense of maintenance and safety. |
| Curb appeal and entry presentation | Many San Marco buyers experience homes on foot first, so how a property reads from the sidewalk shapes first impressions. |
| Defined, usable room layouts | Historic floor plans often have separated rooms, so helping buyers picture each room's purpose supports a stronger connection to the space. |
| Permit and renovation history | Documentation of past work builds buyer confidence and can help prevent surprises during inspection and negotiation. |
| Mix of historic and newer infill/condo options nearby | Buyers comparing San Marco to other neighborhoods often value having a range of home styles within the same walkable area. |

## How does pricing and negotiation work in a neighborhood like this?

My approach to pricing and negotiation is grounded in the same discipline I bring to every listing, regardless of neighborhood: price it accurately from the start, market it well, and negotiate firmly on your behalf. Since 2015, across Northeast Florida, I've closed 203 transactions totaling more than $55.8 million in volume, with an average sale-to-list ratio of 98.9% and a median of 20 days on market.

I want to be clear about what those numbers do and don't tell you. They reflect my overall track record across Northeast Florida, not a promise about what will happen with your specific home in San Marco. Every property, and every market moment, is different. What those numbers do tell you is how I generally approach pricing: carefully, based on real data, with the goal of getting a home under contract close to its list price and without unnecessary time sitting on the market. That's the same approach I'll bring to your home, informed by what's actually happening in San Marco at the time we list.

## Frequently Asked Questions

### Do I need to renovate my historic home before selling it in San Marco?

Not necessarily. Many buyers specifically want a historic home with its original character intact, and over-renovating can sometimes remove the details that attracted them in the first place. What matters more is transparency about the condition of major systems and clear presentation of the home's existing charm.

### Will buyers be scared off by an older roof or original electrical?

Age alone typically isn't a dealbreaker in a historic neighborhood, but a lack of information about it can be. Buyers generally respond better to clear, honest documentation of a system's age and condition than to a listing that avoids the subject entirely.

### Is it better to sell a home close to San Marco Square or further into the neighborhood's residential streets?

Both have appeal, just to slightly different buyers. Homes closer to the Square tend to draw buyers most focused on walkability to shops and restaurants, while homes on the quieter residential streets appeal to buyers drawn to the tree-lined character and overall neighborhood feel. The right marketing approach depends on where your home sits.

### What paperwork should I gather before I list?

Start with permits, receipts, and warranty information for any renovations, repairs, or system replacements, particularly for the roof, HVAC, plumbing, and electrical. Even partial documentation is worth sharing, and it's better to be upfront about what you don't have than to leave gaps for an inspector to find later.

### How long does it typically take to sell a home in San Marco?

Timing depends on the specific home, its condition, pricing, and current market conditions, so I wouldn't want to give you a neighborhood-specific number without current data in hand. What I can tell you is that across my overall Northeast Florida transactions since 2015, my median time on market has been 20 days, which reflects a pricing and marketing approach I'd bring to your listing as well.

### Can you help with both selling my current home and financing my next one?

Yes. Beyond listing and selling, I offer buying, property management, a free home-valuation tool, and mortgage financing through my role as a Licensed Mortgage Loan Originator with Texana Bank Mortgage, NMLS #2619283. Handling both sides under one relationship can simplify the process if you're selling and buying at the same time.
