# How Much Does Property Management Cost in Jacksonville — and What Do You Get for It?

by [Tara Lezama](https://www.thebbgrouprealtors.com/coldwell-banker-vanguard-realty-blog/author/tara-lezama) | Sep 18, 2026

If you own rental property in Jacksonville, the short answer is this: most property managers charge a monthly management fee based on a percentage of collected rent, plus separate fees for specific events like placing a new tenant or handling a lease renewal. There is no single "standard" number I can give you here, because the right fee structure depends on your property, how much you need handled, and the scope of service you and your manager agree to in writing. What I can do is walk you through how these fees are usually built, what should be included, and the questions worth asking before you sign anything.

I have spent 12+ years in Jacksonville and Northeast Florida real estate, and property management is one of the services I offer alongside buying, selling, and mortgage financing through Texana Bank Mortgage. I am not going to hand you numbers that vary from owner to owner and pretend they are universal. Instead, this is meant to help you understand the landscape so that when you do get a proposal, whether from me or anyone else, you know what you are looking at.

## What types of fees do property managers typically charge?

Property management fees in this industry generally fall into a handful of recognizable categories, and most companies use some combination of them rather than just one. Understanding the categories matters more than memorizing a percentage, because two managers can quote very different numbers while covering the same ground, or the same-looking number while covering very different ground.

### The monthly management fee

This is the recurring fee, usually calculated as a percentage of the rent actually collected each month, not a percentage of the asking rent. It is meant to cover the ongoing work of running the property: communicating with the tenant, collecting rent, coordinating repairs, and keeping the owner informed. Because it is tied to collected rent, a vacant unit typically generates no monthly fee, which is worth confirming in writing.

### The leasing or tenant-placement fee

This is a one-time fee charged when a new tenant is placed in the property. It generally covers marketing the listing, showing the unit, screening applicants, and preparing the lease. Some companies charge this as a flat fee, others as a percentage of one month's rent or the total lease value. It is separate from the monthly management fee because it is separate work.

### The lease-renewal fee

When an existing tenant renews rather than a new tenant being placed, many managers charge a smaller fee to cover the administrative work of reviewing the lease, adjusting rent if applicable, and executing the renewal paperwork. This is usually lower than a full placement fee since there is no marketing or showing involved.

### The maintenance-coordination fee

Some companies build maintenance coordination into the monthly fee; others charge separately, either as a flat fee per work order or as a markup on repair costs. This is an area where owners should ask direct questions, since markup practices vary widely and are not always disclosed clearly up front.

### The vacancy fee

A smaller number of companies charge a modest fee during vacancy periods to cover the ongoing work of marketing the unit and fielding inquiries even though no rent is being collected. Not every management agreement includes this, so it is worth asking whether it applies.

### The eviction-handling fee

If a tenant relationship breaks down and an eviction becomes necessary, this covers the manager's time coordinating the legal process, which in Florida typically involves an attorney and the court system. This is usually charged separately from the monthly fee because it is not part of routine management.

I want to be direct about something: I am not going to list percentages or dollar figures for any of these here, because doing so without knowing your specific property, its condition, its rent range, and the scope of service you actually want would mean putting a number in front of you that may have nothing to do with what you would actually pay. The right way to get real numbers is a written proposal built around your property, and I am glad to put one together with you.

When you do sit down with a proposal, look at it as a whole rather than reacting to a single percentage. Two companies can quote the same monthly rate and still be offering very different value if one includes routine inspections and detailed reporting and the other treats those as add-ons. Ask for the fee schedule in writing, ask what triggers each fee, and ask what is not covered. A proposal that spells out fee triggers clearly is usually a sign of a management company that runs a disciplined, transparent operation.

| Fee Type | What It Typically Covers | When It's Charged |
| --- | --- | --- |
| Monthly management fee | Ongoing communication, rent collection, day-to-day oversight | Monthly, usually only when rent is collected |
| Leasing / tenant-placement fee | Marketing, showings, applicant screening, lease preparation | Once, when a new tenant is placed |
| Lease-renewal fee | Reviewing terms, adjusting rent, executing renewal paperwork | Once, at each renewal |
| Maintenance-coordination fee | Scheduling and overseeing repair or service work | Per work order, or built into the monthly fee |
| Vacancy fee | Continued marketing and inquiry handling during a vacancy | Monthly, only while the unit is vacant (if applicable) |
| Eviction-handling fee | Coordinating the legal eviction process, often with an attorney | Once, only if an eviction becomes necessary |

## What services should actually be bundled into a management fee?

A management fee should give you a defined, dependable set of services, not just a promise to "handle things." Before agreeing to any fee, an owner should know exactly what is included so there are no surprises later.

At minimum, I believe a management relationship should include tenant screening (verifying income, rental history, and background so the property is placed with a qualified tenant), rent collection (a consistent, documented process for collecting and depositing rent), maintenance coordination (a system for tenants to report issues and for those issues to get addressed by qualified vendors), routine inspections (periodic walkthroughs so small problems are caught before they become expensive ones), financial reporting (monthly statements and year-end 1099 documentation so your books are clean at tax time), and legal or eviction handling (a clear process if a tenant relationship requires formal legal action). If a proposal is missing one of these, ask directly why, and ask what it would cost to add.

These pieces work together, not in isolation. Screening well reduces the odds you will ever need eviction handling. Regular inspections catch a small leak before it becomes a damaged floor and an expensive repair invoice. Clear financial reporting means you are not scrambling every January trying to reconstruct a year of rent payments and expenses for your accountant. A management fee is really paying for a system, and it is fair to expect that system to be described to you clearly rather than left vague.

## What questions should an owner ask before hiring a property manager?

The right questions before signing a management agreement will tell you more than any fee sheet by itself. A low fee attached to a vague scope of work is not actually a good deal.

Ask about licensing: in Florida, property management activities that involve leasing on behalf of an owner generally require a real estate license, so confirm the company or individual is properly licensed. Ask about communication cadence: how often will you hear from your manager, and how will you reach them if there is a problem? Ask about maintenance markup practices: does the company add a markup to repair invoices, and if so, how much, and is it disclosed on every invoice? Ask about reserve funds: does the manager require you to keep a minimum balance on hand for repairs, and how is that handled if the balance runs low? Ask about termination terms: if the relationship is not working, what does it take to end the agreement, and is there a penalty for doing so? None of these questions should make a property manager uncomfortable. If they do, that itself is useful information.

## How is The BB Group's approach to property management different?

The biggest difference I can offer is not a lower fee or a longer feature list. It is one relationship instead of several. Through The BB Group Realtors, alongside my colleague Nakiya Binder at Coldwell Banker Vanguard Realty, I can help with buying, selling, and property management. As a Licensed Mortgage Loan Originator with Texana Bank Mortgage (NMLS #2619283), I can also help with the financing side when that is relevant, whether that means a purchase loan for an investment property or simply understanding your numbers.

What that means practically is that you are not juggling a separate agent, a separate property manager, and a separate loan officer who do not talk to each other. If you decide to sell a rental property I manage, I already know the property's history. If you are financing an acquisition, the same person handling your management questions can walk you through the loan side too. It is a coordinated relationship rather than a handoff between strangers.

Since 2015, I have closed 203 transactions totaling $55,805,957 in volume, with an average sale-to-list ratio of 98.9% and a median of 20 days on market. Those numbers reflect my sales work specifically, and I share them so you know the experience behind the relationship, not as a promise about what any individual property management outcome will be, since every property and every market situation is different.

## Frequently Asked Questions

### Do property managers in Jacksonville charge the same fees?

No. Fee structures and amounts vary from company to company and depend on the type of property, the scope of services included, and the local market. The categories of fees tend to be similar across the industry, but the actual numbers are not standardized, which is why a written proposal specific to your property is the only reliable way to know what you would pay.

### Is a lower management fee always the better deal?

Not necessarily. A lower headline fee can come with a narrower scope of service, meaning things like inspections, detailed financial reporting, or maintenance coordination might cost extra or not be offered at all. It is worth comparing the full scope of what is included, not just the percentage or flat fee quoted.

### Does a vacant property still cost me a management fee?

It depends on the agreement. Many monthly management fees are based on collected rent, meaning a vacant unit generates no monthly fee. Some companies do charge a separate, smaller vacancy fee to cover marketing and inquiry handling during that time. Ask specifically how vacancies are handled before signing.

### What happens if an eviction becomes necessary?

Eviction handling is typically billed separately from the regular monthly management fee, since it involves coordinating a formal legal process that in Florida generally requires an attorney and the court system. A good management agreement should explain up front how this is handled and what the owner should expect if it happens.

### Can I use The BB Group for property management without also using you for sales or financing?

Yes. Property management, sales, and mortgage financing are each their own service, and you are welcome to use any one of them on its own. The advantage of working together across more than one is simply that you have one point of contact who already knows your property and your goals, rather than starting over with someone new.

### How do I get an actual fee quote for my property?

Reach out directly with details about your property, and I will put together a written proposal that reflects your specific situation rather than a generic rate. You can call or text 904-445-9175, email Tara@thebbgrouprealtors.com, or start with the free home-valuation tool on thebbgrouprealtors.com to get a sense of where your property stands.
